Inspiration for a scandinavian living room remodel in San Francisco with white walls

We developed a design that fully met the desires of a spacious, airy, light filled home incorporating Universal Design features that blend seamlessly adding beauty to the Minimalist Scandinavian concept.

Established tree canopy maintains shade and leafy curb appeal. ,Once petite, two Western Redbuds have come into their own, offering substantial shade and leafy canopy at a lower vertical.

Embracing small-space thinking, the clients skipped the ‘required’ double master sinks for a wide single vanity in luxurious walnut, with a new skylight above. A gravel path and concrete patios adjacent to the structures provide defensible space where fire fighters could easily remove embers. They are also delightful places for exploring and viewing the garden.

Richard Mandelkorn A newly connected hallway leading to the master suite had the added benefit of a new laundry closet squeezed in; the original home had a cramped closet in the kitchen downstairs. The space was made efficient with a countertop for folding, a hanging drying rack and cabinet for storage. All is concealed by a traditional barn door, and lit by a new expansive window opposite.

Several steps were taken to minimize the risk of the deck igniting. Embers like to collect under decks where they can use collected leaf litter as fuel to gain enough heat to burn wood. We prevent that by sealing off the under-side of the deck with concrete hardy board. Next, two layers of irrigated and compost-mulched native, hydration-holding foliage defends the deck from embers. This large side yard in the Lakeshore Historic District was redeveloped into a natural woodland clearing. Stormwater from the roof has been directed through a steel runnel into a native rain garden where it replenishes the cistern for a bubbling stone fountain. Weathered concrete slabs act as a thread from a firepit seating area, across the rain garden to the rear yard.
